My response to the many solicitations from would-be buyers is, "Make me an offer I can't refuse."  David response was, "We are very interested.  When can we visit the property? "  That was the first serious follow-thru I received.  They are unlike others who are looking for someone desperate to sell or for some low-ball purchase.

On meeting Jo, beyond a detailed tour and description of the remaining renovation work needed, we discussed my thoughts on the community and willingness to continue the remodel to the end or to pass the work to a new owner.  Jo described Atmore's business operation and how they could proceed.  Then he made a firm offer which I needed to discuss with my family.  After many days and brief back-and-forth on price, we met and agreed to a number.
Atmore, with their attorney, prepared all the documents and carried all costs except transfer fee, the deed stamps, a seller's responsibility.

All-in-all, the experience was excellent because there was good faith by both parties and agreement that a good transaction comes when both parties find themselves better off at the end.
